TENANT SUMMER PARTY

I am in desperate need of some good ideas for a summer tenant party I will be having this summer. I need a good theme to get about 300 tenants involved in. I manage a commercial office building, and i don`t want the same hawaiian or around the world party that everyone has. Please someone help me.
