Desperately Need Help With A Location

Hi. Been with my man for 6 years, got engaged less than a week ago. We want to get Married THIS July.
We are both aetheist, about 100 guests. I want a casual, party-like setting near water with tents and a catered BBQ. The only problem I am having is finding a location that 1. Is sheltered 2. Allows alcohol and 3. Can accomodate the # of guests. We are on a very tight budget because we just bought a house in Morris County, NJ. Any ideas, etc would be appreciated.
